He offered to buy the building for $30,000 upfront and promised to pay another $5,000 after renting out all the rooms. The owner, impressed by Bernard’s vision but wary of risk, declined the offer initially.

Undeterred, Bernard noticed that the owner had a bank calendar on his desk. This led Bernard to visit the bank, hoping to secure a loan. Unfortunately, racial discrimination followed him into the bank's halls as the bank manager’s secretary refused to let him meet with the manager. However, Bernard, persistent as always, waited outside the bank for hours until the manager emerged. Despite his well-crafted pitch, Bernard was again rejected.

That night, the building’s owner called Bernard to confirm if he had tried using his name to get the loan. Though Bernard admitted his actions, the owner, instead of being upset, admired his boldness and drive. As soon as the disgruntled lady vacated the apartment, Bernard rented the unit to a Black tenant. The demand for housing in the Black community was as strong as Bernard had predicted, and he soon filled the building, generating significant revenue. This success marked the beginning of his real estate empire.

EXPANDING THE BUSINESS

Bernard's success in real estate did not go unnoticed. The previous owner of the building, impressed by Bernard’s business acumen, proposed a partnership. The duo worked seamlessly together, purchasing properties and discreetly conducting business in a way that white sellers did not realize they were transacting with a Black buyer. This partnership allowed Bernard to accumulate significant wealth, eventually moving his family from their cramped quarters into a luxurious mansion.

TAKING CONTROL OF THE BANK

But Bernard’s ambitions did not stop there. He still harbored resentment toward the bank that had refused him a loan due to his race. When his former partner passed away and the partner’s widow tried to buy out Bernard’s shares at a low price, Bernard decided to fight back. The widow threatened legal action, knowing that the courts of that era were more likely to side with a white woman over a Black man.

Realizing that the system was rigged against him, Bernard devised a bold plan: if the bank would not lend to him, he would buy the bank. Partnering with Joe, another successful Black real estate developer, Bernard set out to purchase the very bank that had once refused him. With the help of a trusted white associate named Matt, who acted as a front for their negotiations, Bernard and Joe successfully acquired the building that housed the bank.

A VISION REALIZED

Now, as the owner of the building, Bernard had the upper hand. The bank, which once denied him a loan, was now forced to serve him as their landlord. Bernard’s strategic vision not only helped him achieve his dream of financial success but also allowed him to turn the tables on the very institutions that had discriminated against him.
