One of The Expensive Streets In London

Ilchester Place

By Tabby LondonPublished 7 months ago Updated 7 months ago 3 min read

I was walking along the road a while ago and somebody came up to me and asked me if I knew which house belonged Robbie Williams. I was taken aback by the question. I repeated Robbie's name thinking the person had made a mistake.

It turned out that Robbie Williams lived in the house just behind the spot where we were standing. Little did I know I had been walking past Robbie's house for so long and non the wiser (not that it matters),

He's not the only famous living here, there are other big names.

I regularly see Jimmy Page when I walk past his house. I'm not a Led Zeppelin fan, but I do see him interact very cordially with the public.

I haven't seen Robbie Williams yet, but I saw his dog yesterday and he's adorable.

Illchester Place

Ilchester Place is a prestigious street located in the Holland Park area of Kensington, West London, known for its grand, neo-Georgian architecture and proximity to the lush greenery of Holland Park.

Originally named Holland Lane, the street was completed in 1928 and designed by architect Leonard Martin (1869–1935). It runs from Abbotsbury Road in the west, curving south to connect with Melbury Road, with the large, elegant houses on the north side backing directly onto Holland Park itself.

The Street is exclusive and located within the Holland Park Conservation Area. It's tranquil and probably one with top class security too. It is one of London’s most desirable residential addresses. In December 2021, Ilchester Place was named the sixth most expensive street in the UK, with average house prices reaching £16.3 million, reflecting its status as a haven for luxury living.

The properties on Ilchester Place are characterised by their spacious, low-built designs, emphasising lateral space, natural light, and refined proportions that echo the Georgian style with a modern, interwar twist.

Many of these homes, such as the semi-detached house at Number 5, have undergone extensive renovations, blending classical facades with contemporary interiors. For instance, a notable seven-bedroom family home, covering 10,049 square feet, features market-leading design, including a 20-meter swimming pool, a cinema room, and a gym, while maintaining the charm of its neo-Georgian exterior.

Exclusive But Accessible

Ilchester Place’s appeal is further enhanced by its prime location, which offers easy access to Kensington’s vibrant amenities. The street is moments from the fashionable restaurants, high-end shops, and excellent schools of Kensington High Street, as well as efficient transport links, including bus and rail connections for easy travel across London.

The proximity to Holland Park provides residents with direct access to one of London’s most beautiful public gardens, known for its serene landscapes, Kyoto Garden, and cultural events like opera performances.

The exclusivity of Ilchester Place is underscored by its high property values and limited availability, with homes rarely coming onto the market. Properties like the seven-bedroom terraced house listed for £22 million or the meticulously refurbished family home with a 64-foot south-facing garden highlight the street’s reputation for unparalleled luxury.

The area’s appeal is further boosted by ongoing developments nearby, such as the Olympia London redevelopment, which promises enhanced cultural and commercial offerings.

Parting Comments

The manicured front Gardens is a sure sign that the houses on Ilchester Place are well looked after. I might not see Robbie Williams anytime soon, but my latest trip down this exclusive road, led me to find a shortcut to Kensington Olympia Station 💪. In my books, thats a win.

The London I've been discovering is usually off the well-beaten track.I love the nooks and crannies and walking along the streets steeped in centuries worth of history. I'm fond of Zone 1 because that's where it all began centuries ago.
