Tips & Hacks On How To Own A House In The Bay
So how do you become a home owner in California Bay Area when prices are so high? It truly depends on supply and demand and as of 2021, supply has been pretty low in the bay and very high demand so prices of houses have changed a little since then. I have a few simple tips & hacks to lay out for you so you can buy your own house today.
First, do you make a lot of money or have a lot of money saved? If so, then being able to have at least 5% down payment towards a house would be good but the higher the better so you can pay less a month. Be prepared to set aside a few thousand dollars for that down payment if you haven't already because it will add along with the other stuff you might have to pay for such as appliances, furnitures, mortgage payments and house maintenance cost.
Second, if you don't make that kind of money to be able to put atleast 5% down payment towards a house then living with a few people to share the cost of the down payment and ultimately the mortgage might be your best bet. The only thing about this is you will have to learn to live with other people, whether they are your family, colleagues, co workers and worse case scenario strangers. I was once in a situation like this when I used to live with my dad. I've lived with my uncles, their wives and kids since I was 9 years old until I was about 24 years old which is when I met my wife when she lived in an apartment at the time then moved into our old house shortly after (around april 2017) and moved out of there around 02/27/2021.
Lastly, be with someone who is already established and at the same time building yourself to become the better you by focusing on your goals which is like my hobby/passion for growing a lot of edible gourmet mushrooms and using my education/skills in graphic/media to market and sell my products/services. Me & my wife have a give-and-take relationship in everything and communication is key.
Let me share with you a quick glance of me and my family's story.
Our Story
Having moved from our old home in Hayward (120k down payment) to our new home in American Canyon (250k+ down payment) wasn’t easy but here we are!
For people trying to buy a new home, I believe having at least a 5% down payment is good but the higher the better so you’re paying less a month and no need to refinance! (Something to keep in mind)
Our house in Hayward was sold for about 755k and we got this place in American Canyon for about the same price (a little less due to some minor exterior repairs) and plus we were also able to make a little bit from the sale of our old house to pay for some appliances such as a new fridge/washer/dryer/king size bed for the master bedroom which means our queen size bed can now be used in the guest room until we decide to have another kid. We pay about more or less 2.5k a month on our mortgage (this is how much you pay in some apartments in the bay area!)
Our new place is more than twice as big and closer to my wife’s work. No need to worry about long commute & tolls. She used to drive 120 miles round trip daily and now only about 20 miles round trip daily. Fortunately, she is the Pharmacy manager and I make less than her so every tax season since we’ve been together we always get between 10k-20k on our tax return (I bring her down a tax bracket & help her save money from childcare) and she recently just got a 4k bonus! Keep up the great work!
Moral lesson of the story, if you happen to come from a wealthy family or make a lot of money then having the money for a down payment shouldn't be that hard (especially if you know how to save money) I guess you can say I got lucky to have found someone like my wife (who comes from a wealthy family and already established) but then again she's also kind of lucky because of I'm able to bring her down a tax bracket which is the reason why we get a lot for our tax return annually.
There are endless possibilities on how to grind in attaining that dream home of yours in whatever part of the world you want to live in. It's all just a matter of time and being consistent on your goals.
